Kitchen remodeling is one of the most expensive renovation projects a homeowner can undergo but it also comes with the highest rate of return.
Whether you are fixing up the house to sell, rent out or are just looking to bring your home into the 21st century, a kitchen remodel will make a world of difference to the entire look and feel of the home. So, how much does an average kitchen remodel cost?
It all depends on how much you’re going to remodel the kitchen.
If we are doing a complete gut and redo, kitchen remodels can go upwards of $80,000 or more.
This will be on the high-end of materials such as countertops, cabinets, appliances, fixtures, finishes, and flooring. Of course, you may not be looking at this extensive of a project. However, upscale remodeling jobs with the highest and materials can soar over $100,000. But again, it depends on what you are using and how much you are replacing. Because there are so many details to a kitchen remodel it’s hard to pinpoint a price range. If you are replacing everything in a smaller kitchen you can do so for around $20,000. Higher end kitchens with more cabinets and countertop space can reach as high as $80,000.
We see an average of $15,000-$40,000 for minor to moderate kitchen remodels. This is why having a budget and understanding what your budget will do for you is essential before even planning the cabinet hardware or the countertop design.
Here is a basic breakdown on what different items cost in a kitchen remodel.
- Cabinets: 35%
- Labor: 20%
- Appliances: 20%
- Windows: 10%
- Fixtures: 5%
- Fittings: 3%
- Other/Miscellaneous: 7%
Cabinet installations usually include countertops. Cabinetry can run anywhere from $5000-$20,000 adding on another $2000-$10,000 for countertops or islands.
Remember, should you choose an island you will need finishing materials around the back and sides, which can add another $500 to any kitchen remodel.
A good rule of thumb is to set aside an additional 20% of your budget for any unexpected purchases or problems. This may be the case if you pull out an appliance and notice a water leak, mold, or uneven flooring.
Make a list of what you consider a renovation priority. Are you doing this for the look or you simply want new appliances and one thing has led to another?
Decide if you’re planning on staying in the home or if you’re just renovating the property to sell? This can really have a huge impact on the budget.
Remember that you will probably be eating out while your kitchen is under remodeling.
A remodel can take anywhere from a couple of days to several weeks and if product does not arrive on time, you may be without a kitchen sink or refrigerator for several days.
